  • "Company," "We," "Us," or "Our" refers to Home Feel.

  • "Website" refers to www.homefeel.co.uk or any related domains/subdomains.

  • "Guest" refers to individuals or corporate clients who book and stay in our licensed accommodations.

  • "Landlord" refers to property owners who lease their property to Home Feel.

  • "Investor" refers to individuals or entities who provide funding to Home Feel in exchange for returns.

  • "License Agreement" refers to the legal agreement by which a guest is granted the right to occupy a property.

2. Use of Website

  • You agree to use this website for lawful purposes only.

  • You will not attempt to breach, hack, or otherwise interfere with the functionality or security of the website.

  • All content, branding, and intellectual property on this site is owned by Home Feel.

3. Privacy Policy

  • We respect your privacy. Please refer to our Privacy Policy to understand how we collect, use, and protect your personal information.

4. Limitation of Liability

  • Home Feel is not liable for any direct or indirect damages, including loss of profits or data, resulting from your use of our website or services.

5. Modifications

  • We reserve the right to amend these Terms at any time. Changes will be posted on this page with an updated effective date.

Section B: Guests

6. Booking and Stay

  • All stays are governed by a License Agreement, not a tenancy agreement.

  • Guests must provide verified ID through our Truvi system prior to check-in.

  • A security deposit is required and will be held against damages, noise complaints, or policy violations.

  • Noise levels are monitored using decibel monitors.

  • Guests must respect the quiet hours from 10 PM to 7 AM.

  • Smoking, parties, and unauthorized guests are strictly prohibited.

  • Ring doorbells may be installed on premises for added security and access verification.

7. Cancellations and Refunds

  • Cancellation policies are clearly outlined in each booking agreement.

  • Refunds will only be issued according to the cancellation terms agreed upon at booking.

8. Guest Responsibilities

  • Guests are responsible for all damage to the property caused during their stay.

  • Any violations of the license agreement may result in immediate termination of stay without refund.

Section C: Landlords

9. Property Leasing Terms

  • Home Feel leases residential properties under long-term agreements (typically 3 to 5+ years).

  • Rent is paid to landlords monthly, on a guaranteed basis, regardless of occupancy.

  • Home Feel does not sublet; all guest stays are managed under license agreements.

  • Landlords are not liable for guest conduct, as Home Feel assumes full operational and legal responsibility.

10. Property Standards

  • Upon onboarding, Home Feel may invest in upgrades and light renovations to maintain high guest standards.

  • Properties will be professionally cleaned, inspected, and maintained regularly.

  • Ring doorbells and decibel monitors may be installed with landlord approval.

11. Insurance and Liability

  • Home Feel provides liability insurance covering damage from £500 to £5,000,000.

  • All guests are ID-verified and vetted.

12. Communication

  • Landlords will be notified of major changes, renovations, or long-term vacancies (if any).

Section D: Investors

13. Investment Terms

  • Investors may enter into a Profit Share Agreement with Home Feel.

  • All agreements are subject to due diligence, disclosure, and signed legal contracts.

14. Profit Share

  • Investors may receive a percentage of net profits monthly.

  • Early-stage returns may include elevated profit share (e.g., 60%-75%) until initial capital is recouped, after which a lower ongoing share (e.g., 15%-30%) applies.

16. Risks

  • All investments carry inherent risks.

  • Past performance is not indicative of future results.

  • Home Feel is not a regulated financial institution and does not provide financial advice.
